Special Meeting
A special meeting will be held on Monday, December 6, 2004 from 7:00 to 8:00 p.m. at Christ United Methodist Church in Westfield. The church is located on North Main Street, just north of SR 32 (behind the Town Hall). In this meeting, we will detail the prospect of having a property management company handle the day-to-day running of the affairs for the HOA. The homeowner's dues, which have remained the same for the last 10 years, will stay at the same level even with the addition of the property management company. The management company will field all your questions and handle your complaints on a daily basis. The board will still retain control of the policies and covenants as we have in the past. Basically, the management company will handle all the leg work that the board members struggle to find time for now. You would be surprised how long it takes to handle all the questions and complaints we receive on a regular basis. Jane Scully from Revel & Underwood will be in attendance to give a presentation and to answer any questions.
Annual Dues
The 2004 dues remained at $110.25 and were due by April 30, 2004. If you were unable to pay by the due date, please contact the Treasurer, Martin Sweeney (979-4754) to arrange an alternate payment plan. Those delinquent in paying dues will be receiving a notice from the Treasurer outlining the legal actions that will be implemented per Paragraph 6.17 of the Covenants. If you have not paid or made arrangements with the Treasurer to pay your dues, a lien will be put on your property now.
Reminders
Some complaints have been received about children and young adults cutting through neighbor's yards. Please make sure your children and young adults know to respect their neighbor's property and walk or play only in yards where permitted.
Please keep your garbage cans, doghouses, etc. behind your house and not in the front as per the covenants you signed.
If your pets are not on your property, then it must be on a leash or you are subject to a fine. This is a county law, not an Association rule. If you own a dog, please be considerate to others and don't allow your dog on other people's property, allow it to bark continuously or bark at late hours.
The Homeowners Association has received complaints about loud music disturbing your neighbors. Please think about your neighbors ... just because they don't call you on it, chances are you are still disturbing them. The HOA suggests that you call the police if the noise continues.
The street light at the entrance of the larger phase has been taken down and is in the process of being repaired. The damage was caused by a car accident.
